We don't apply for planning permission on your behalf — that's typically handled by your architect. However, we do manage building warrant submissions, staged inspections, and completion certificates as part of our construction service. Every Murphy build includes chartered project management as standard, and we offer it as a standalone service if you only need the oversight.
It depends entirely on the scope. A single-storey extension might take 8–12 weeks. A full timber frame self build from groundworks to handover typically takes 9–18 months depending on size and specification. We'll give you a realistic programme as part of your quote — and we don't give you an optimistic timeline just to win the work.
Yes — most of our clients come to us with an architect already in place. We work from your drawings, coordinate with your architect on any design queries during the build, and manage the relationship with your structural engineer where required. We're experienced at fitting smoothly into an existing project team.
Yes — Murphy Construction carries full public liability insurance and all works comply with Scottish building regulations. We manage building warrant inspections at the required stages and ensure all certifications are in order at practical completion. Full documentation is provided at handover.
